Calabasas Park Estates ADUs
ADU Builder in Calabasas Park Estates, Calabasas
Calabasas Park Estates is a residential community off Parkway Calabasas where homes are large and design review comes from both the HOA and the City. We plan guest houses, junior ADUs and attached suites that fit that two-step approval.
Guest House ADUs in Calabasas Park Estates
Owners here often think of an ADU as a guest house: a place for visiting family, a live-in caregiver or an adult child home from school. Legally, a guest house with a kitchen is an ADU, and treating it as one from the start gives you a unit that can be rented, financed and insured as a proper dwelling. Bigger lots also mean a detached unit can sit well back from the main house rather than pressed against a fence.
Size limits are generous enough for a real home. Under state law, any local maximum must permit at least 850 square feet for a one-bedroom or studio, with the minimum stepping up to 1,000 when the plan has two or more bedrooms. A two-bedroom cottage with a covered porch fits comfortably on many lots in the community.

HOA Design Review on Top of City ADU Review
The community's note in our research is short but important: HOA design review may apply on top of the City's own review. That means two sets of eyes on your plans. The association looks at exterior appearance, materials and placement against its guidelines. The City checks zoning, building code and fire standards.
Associations no longer have the final word on whether a unit is allowed. Under Civil Code 714.3 and 4751, covenants that prohibit an ADU outright or restrict one unreasonably have no effect on a single-family lot. Objective standards still bind the design, so we gather the current guidelines, match roofing, stucco color and window style, and go to the architectural committee with drawings that already reflect them.
Pools, Coverage and Placement on Estate Lots
Large rear yards here are often already full: pool, spa, outdoor kitchen, sport court, cabana. The City's ADU table, as HCD quoted it in 2026, limits all structures to 30 percent of the rear yard, and existing accessory buildings count toward that. A cabana or covered patio can use up more of the allowance than owners expect.
State law gives a fallback. Coverage, floor area ratio and open space rules cannot be used to deny a unit of 800 square feet or less that keeps 4 feet from the side and rear lot lines. For a larger guest house, we sometimes look at converting an existing pool house or cabana, since conversions of existing space are not subject to unit-size caps, or at attaching the unit to the main home.

Junior ADUs and Attached Suites in Large Calabasas Homes
Big floor plans often hold the easiest ADU of all. A downstairs guest suite, a bonus room over the garage or a wing that sits empty most of the year can be reworked into a JADU, no bigger than 500 square feet, with a kitchenette and a separate door. At 500 square feet or under, the unit owes nothing in impact fees, and the structure is rarely touched.
For more space, an attached ADU can be built off the existing house. Attached units may rise to 25 feet under state law (or the lower zone limit, if there is one), so a second-story suite over an attached garage may be possible where a detached two-story unit would not be.
Fire Zone and Utilities in Calabasas Park Estates
Lots at the edges of the community back up to hillside open space. Parcels mapped Very High on the March 2025 fire hazard map need ember-resistant vents, Class A roofs, ignition-resistant siding and maintained clearance around any new structure. Las Virgenes Municipal Water District serves the area for water and sewer, and a guest house set far from the street may need a long sewer run or an ejector pump if it sits below the lateral.
ADU Options for Calabasas Park Estates Lots
Detached Guest House ADU
A freestanding cottage with its own kitchen, bath and patio gives visitors or family full privacy. On larger lots, it can sit well away from the main house and the pool area.
Pool House Conversion to an ADU
An existing cabana or pool house can be converted into a legal unit. Converted space is not subject to ADU size caps, and the work may avoid new coverage.
Junior ADU From a Guest Suite
A suite inside the house with its own exterior door becomes a JADU with modest work: a kitchenette, a lock between the units and minor electrical changes.
Attached Second-Story ADU
Building over an attached garage can add a full unit without using yard space. State height rules for attached ADUs leave more room than the City's detached limit.

FAQs
Calabasas Park Estates ADU Questions
Is a guest house in Calabasas Park Estates an ADU?
If it has a kitchen and is designed for independent living, yes. Permitting it as an ADU makes it a legal dwelling that can be rented long term and recognized at resale.
Does the HOA in Calabasas Park Estates have to approve my ADU?
If your CC&Rs require architectural review, yes, but only against reasonable, objective standards. The association cannot prohibit the unit or impose conditions that make it unreasonably difficult to build.
Does my pool count against ADU lot coverage?
Structures in the rear yard count toward the City's coverage limit, and how pools and decks are treated depends on the code's definitions. We measure existing structures during the site visit and confirm with the City.
How big can a guest house ADU be?
For a two-bedroom plan, the City may not cap the unit below 1,000 square feet. The City's current maximum, height and coverage rules then shape the final size.
Can I add both a guest house and a junior ADU?
Yes. A single-family lot can have a junior ADU inside the home and a detached ADU, and in many cases a converted unit as well.
